Granite Properties, Inc. actively seeks acquisition opportunities of office, industrial and retail properties to add to our existing portfolio. Granite has acquired over $1.2 billion of commercial real estate assets, predominantly on an all cash basis. This unique capital structure allows us to be creative and flexible in our deal structures. The types of projects we consider purchasing include joint ventures, buy-outs of existing partnership positions, projects with developable land sites, lease-up/rollover risk situations, traditional stabilized assets and other viable capital structures.

Our ability to fund acquisitions with internal investment capital and our experienced in-house acquisition staff provides Granite with a distinct advantage over other investors. Granite is capable of underwriting and closing on transactions in a quick timeframe and typically closes all transactions with cash, thus eliminating debt financing uncertainties.

As a result of our acquisition process, Granite has established an exemplary performance record of closing properties that we have put under contract. Granite performs an extensive market and financial analysis that must be completed before any offer is submitted. Since all offers and related underwriting is reviewed and approved by senior officers of the company, Granite does not require committee or subsequent senior level approvals once an offer has been submitted.
