Plano-based developer Granite Properties said businesses have rented more than 40,000 square feet of its new speculative office project in Southlake.

The 160,000-square-foot Granite Place building is located near State Highway 114.

Granite said the largest lease in the new Southlake building is to Spaces, a coworking company. Spaces, which is owned by office firm Regus, recently opened its first North Texas location on McKinney Avenue in Dallas.

The coworking space company leased  23,243 square feet on the first and second floors of Granite’s Southlake building.

“We’re excited to be expanding Spaces across the area, as customer demand prompted our move to Southlake Town Square,” Spaces’ Michael Berretta said in a statement. “This is one of the region’s fast-growing business communities, and we look forward to Spaces serving as a hub where professionals can come to network and grow their companies.”

Steve Rigby and Mike Cleary of CBRE negotiated the Spaces lease with Granite.

Granite Properties has also signed new office leases in Southlake with Dismuke & Waters, Century 21 Judge Fite Co., Campari America LLC and Republic Title of Texas.

“We’re thrilled to be welcoming our first ever customers in Tarrant County,” Greg Fuller, Granite Properties president, said in a statement.

Granite Properties completed the Southlake building in December.
