ATLANTA, October 31, 2019 – Third & Urban and Granite Properties announced today the completion of construction and three new lease signings at Inland Tract and one new lease signing at sister project, COMPLEX. The two adaptive reuse projects are part of a strategic partnership between Third & Urban and Granite Properties. The buildings offer creative office, showroom and production space in West Midtown, Atlanta and are now 75% leased. Wilson, Hull & Neal is leasing both projects. Kronberg Wall was the architect for both projects and Derucki Construction was the general contractor.

The four leases total nearly 74,000 square feet and were signed by a diverse set of businesses. Mirion Technologies, a provider of nuclear measurement and detection systems, was represented by Michael Tucker at Scotland Wright Associates. Rocket Farm Restaurants, the parent company of prolific chef-owner Ford Fry, was represented by Ben Rosenberg at Vantage Realty Partners. Kitchen United, an off-premise restaurant delivery provider, was represented by Kay Davis and Luke Allen at Newmark Knight Frank. Additional leases were signed by Wellborn & Wallace, a law firm, represented by Jeff Pollock at Pollock Commercial and Woodsmoke Provisions, a seafood purveyor in a direct deal.

Inland Tract is located at 1218 and 1236 Menlo Drive and offers 78,785 square feet of office and flex/showroom space with open floor plans for upscale workspace and studio needs. COMPLEX offers 110,000 square foot of similar product ideal for retail, showroom and creative loft office use and is located nearby, at 1175 Chattahoochee. The buildings are less than a quarter mile from the future Atlanta BeltLine and offer easy access to Midtown and Buckhead. The projects are also close to Georgia Tech, in a high growth residential area and within walking distance of restaurants, shops and entertainment. This includes Star Provisions, Souper Jenny, Top Golf and the future food hall at Chattahoochee Food Works. 

Mirion Technologies will relocate to Inland Tract from Smyrna, GA in the spring with 120 employees. The company will occupy 31,188 square feet of office space, which includes a 6,000 square foot lab. “We chose Inland Tract because of its proximity to Georgia Tech and for its creative work environment that includes a lab, allowing our employees to be innovative, productive and enjoy where they work,” said Matthew Maddox, VP of Product for Mirion Technologies.

Rocket Farm Restaurants, owner of restaurants in Atlanta, Houston, Charlotte and Nashville, will relocate to COMPLEX in the spring with 40 employees. It will occupy 13,165 square feet of office space, which includes a training facility. “Our growing team is excited to join the diverse COMPLEX community. We got our start on the Westside and currently have three restaurants in this vibrant area. With this move, we’re able to double our space, offer a training facility for our staff and provide them with an inspiring space to work,” said Ford Fry, Chef-owner Rocket Farm Restaurants. 

Kitchen United, a shared-kitchen concept, which recently raised $40 million in Series B funding, will occupy 15,005 square feet of flex space. The virtual kitchen allows restaurant operators to make food for take-out and delivery only, which will be a valuable amenity to Inland Tract tenants.  

Wellborn & Wallace, an Atlanta law firm specializing in Internet law, Intellectual Property Law and Commercial Litigation occupies over 5,000 square feet of office space. “Over the past 30 years, I’ve worked in Class A office towers all over Atlanta.
